News For once, I have absolutely nothing to say…the REASON for that is simple…for some steeeeeeee range reason, all my files are moving forward in a relatively unimpeded fashion. I’ve not had to get aggressive with any negotiators regardless of what bank they’re from. That’s actually refreshing. I still make consistent, and firm requests from them, but the demon in me hasn’t reared its’ ugly head in nearly a month…hold up…now that I’ve said that, most likely, the next file will be a real ball buster for sure…stay tuned…

News So, the attached doc you can click on below and read is a chronological order of what’s occurred with one of my current listings. Essentially, banks, moreso, the investors, in this current whacked out supply and demand circus, are totally disregarding standards of appraisal and DEMANDING ridiculous OVER LIST prices. Even WITH appraisals, the investors reply is “We don’t care. We want what we want.”
Now, here’s evidence proving the left hand doesn’t know what the right hand is doing. The negotiator and marketing associate at the SAME company are not communicating. (BTW, this company, IMHO, is the premiere negotiation firm in the industry. Their work is outstanding and they know what they’re doing.)
Bottom line? Our buyer is ordering an appraisal. We feel the value will be greater than our original listing price, but lower than the newly authorized list price issued by the bank. We will take this value, combine it with the marketing associates authorized price and force the price DOWN; benefitting the buyer.

EVERY time I touch it, I log it in…now, calculate the time from opening to closing…mathematically, I make LESS on every file than the $8.00 an hour “negotiators” I have to deal with to secure millions of dollars in deficiency waivers and successful closings…

Agents, get out there and build your final year in the industry…once this bad boy is expired, (Assuming there will be NO extension), the banks will hold ALL the cards and inventory…we’ll be back to the REO nonsense…
